A roof is a system,
not just shingles

Most premature roof failures in South Carolina don’t start with the shingles. They start with rotten decking that got covered over, flashing that was reused, or an attic that was never allowed to breathe.

We tear the old roof off to the deck so we can actually see what we’re building on. Damaged sheathing gets replaced, not painted over. Flashing is new. Ventilation is calculated for the roof, not guessed at. Then the shingles go on.

What the day actually looks like

We protect first

Screening goes up around the house, tarps over the landscaping, and plywood against anything that can be dented.

Tear off to deck

Every layer comes off into the dump trailer. Now we can see the real condition of the wood underneath.

Repair & dry in

Bad decking is swapped out, then underlayment and flashing go down so the house is watertight before we stop.

Shingle & sweep

Shingles, ridge cap and vents go on. Then the magnet comes out and the site gets swept before we leave.

Do You Need One?

Signs your roof is done

If you recognize two or more of these, it’s worth a free inspection. If you only recognize one, it may well be a repair — and we’ll tell you that.

Those granules are the shingle’s sunscreen. Once they wash off, the asphalt underneath cooks in the Carolina sun and the shingle starts to curl and crack. A handful after a new install is normal; a steady accumulation years in is not.

Curling is usually heat and age, and often points to an attic that isn’t venting. Once the edges lift, wind gets underneath them and the next storm takes them off.

A brown ring on a ceiling means water has already been getting in for a while. We check the attic with a light before we go on the roof — the source is often several feet uphill from the stain.

If you can see light through the decking from inside the attic, water is getting in too. This is a replace-now situation, not a wait-and-see one.

A three-tab roof in this climate rarely makes it much past two decades. If yours is approaching that and you’re planning to sell, or you’re tired of patching, replacement usually costs less than another few years of repairs.

One or two can be replaced. A scattered pattern across several slopes normally means the seal strips have let go across the whole roof, and more will come off in the next blow.

Architectural shingles

The standard choice for most homes here. Heavier and thicker than three-tab, better wind performance, and a dimensional look that suits Pee Dee architecture.

Metal roofing

Standing seam and metal shingle systems for homeowners who want to do this once. Sheds water fast, handles wind, and reflects a great deal of summer heat.

The layers underneath

Synthetic underlayment, ice-and-water shield in the valleys and around penetrations, new drip edge and new flashing. This is the part nobody sees and everybody needs.

Warranty

Backed in writing,
not just in person

Two separate warranties cover a new roof from us. You get both in writing before you commit to anything.

Both are minimums

Depending on the system and the manufacturer, your roof may carry longer cover than that. We’ll tell you exactly what applies to your job before you sign.
